Historically a key industrial zone, Bush Terminal has been reimagined as a forward-looking creative manufacturing district combining production spaces, design studios, and public programming areas.

MADE Bush Terminal – Design & Manufacturing Expansion Opportunity (2025–2026 Leasing Program)
MADE Bush Terminal is a newly developed industrial and creative campus designed to support the next generation of design-led manufacturing, sustainable production, and interdisciplinary fabrication practices.
The program is not a traditional grant or residency, but rather a strategic leasing and incubation environment for companies and studios operating at the intersection of design, production, and innovation.
Recent tenants include PELLE (design studio specializing in sculptural lighting and furniture), Aripack (custom packaging solutions company), and MushLume (biodesign lighting studio working with mycelium-based materials). These organizations represent the core vision of MADE: integrating craftsmanship, sustainability, and advanced fabrication within a shared industrial ecosystem.
Selected tenants gain access to expanded studio and manufacturing spaces, enabling them to scale operations, consolidate workflows, and engage in collaborative production. The environment encourages cross-disciplinary exchange between designers, engineers, material innovators, and manufacturers.
The campus is structured to support both creative development and commercial production, offering tenants the infrastructure needed to grow within New York City’s evolving industrial economy.
